Bryan Knowlton is a Certified Residential Appraiser serving San Diego County.

After obtaining a BA in Marketing from San Diego State University, Bryan became an appraiser trainee under a qualified mentor and was fully licensed within a year. At that point he formed his appraisal business Appraise All using his existing client list he built up as a trainee.   Over the years he has gained invaluable experience with internet marketing and promoting his services to local mortgage companies and banks.

    I would suggest getting my list of appraisal management companies, but I am not 100% sure which ones hire Licensed vs Certified only. Also, if you don’t have a website yet for your appraisal business, now is the time to get one. You need one so you can get those estate orders needed for date of death appraisals, bankruptcy and divorce. Your customers need to find you in the search engines for you to get work. How many of the companies on your list use licensed appraiser’s? If your list includes companies like Lincoln or Streetlinks. These are very abusive companies to work for. I hope you don’t live in a rural community, that is the only reason I can think for why you are not getting work. As far as Lincoln, I don’t do a lot of work for them, so I really can’t rate them. Streetlinks is definitely on the list and I have no problems negotiating higher fees from them and never have been hassled.     Slavery may indeed be the best solution to infusing the appraisal profession with new blood before it bleeds out. The only other solution would be to turn everything over the AVMs. The comments on Jefferson Davis Digg’s article are telling. Appraisers across the country appear to agree that this slave job is anything but a profession. That would explain the escalating number of runaways that appraisal boards are reporting.
